Our HVAC Technician will be responsible for installing, inspecting, and repairing our customers’ heating, cooling, and ventilation systems.

We adore the sunshine but it does bring with it some damage along with its benefits.

The extreme temperatures and humidity cause our AC systems to run harder and longer which brings
more frequent breakdowns than a system installed in the middle of the country.

In addition, coastal communities face the salt from the ocean, and just as the salt can rust our cars and trucks, the salt can eat away an AC system pretty quickly, running through the system and causing component damage as well as
causing deterioration.

Manufacturers recommend having your air conditioning system serviced every six months. Many manufacturers require
it is for warranty purposes.

That is where the Comfort Club comes in. All-American Air Conditioning offers a variety of Planned Service Agreements
to meet required budgets and time intervals and offers custom plans based on individual needs.

Our Standard yearly agreements consist of 2 visits per year for a cost of $190 for a single residential system and
$250 a year for a single commercial system. Multiple system discounts are available. All plans are prepaid.

The plans work off a 35-point checklist that covers both commercial and residential applications.
The plans offer many other benefits such as 15% on all service repairs, discounts on add-on equipment waived travel
and diagnostic fees for service calls, and more.

Your planned service visits are documented by a list of checked items and images that are attached to your invoice.

Here on the Treasure and Space coasts of Florida, we see the useful life
of our AC equipment shortened by the elements. The further you are away from the beach, the longer your system might last.
The salt eats the system casings outside and components inside fail sooner rather than later.

In our experience systems off the beach will generally have a lifespan of 10-12 years. While they may run this long their efficiency may be lacking and may have been for some time due to inferior planned service visits and other factors. They may cool a bit but they certainly won’t be doing you any favors at this point.

Systems that are on the beach require further service visits to keep them going that long and generally have a lifespan of 8-10 years.

We often hear of systems running 24/7 and not getting to temperature. These systems are inefficient and are costing you money.

But do you need a new AC system? The system’s age is important but the system’s efficiency rating, the number of repairs it has seen, and the current operational readings such as amp draw, refrigerant charge, etc… are also of importance.

Ask yourself the following questions:

  1. How old is your current system? If you know, you know. Is it older
    than 10 yrs?
  2. Does the system run more than it used to?
  3. Have energy costs in the home risen?
  4. Do you have spots in the home that are warmer/colder than others?
  5. Is your thermostat digital? You’d be surprised how many systems we see
    with the old mercury thermostats.
  6. Have you ever had any significant repairs made to the system?
  7. Has the system been properly maintained during its lifetime?

We love hearing back from satisfied clients after we do our work. We recently received this letter from a client who was in the middle of a real estate transaction. We just wanted to share it with you.

Estey Home Inspections and All American Air Conditioning are the best.

I am in the middle of selling my home. Before I listed the property, I ordered a pre-listing home inspection from Estey Home Inspections to avoid any surprises. Don Estey was prompt and efficient in generating a very thorough report. He identified a couple of minor things that I was able to fix in advance.

I ordered a pre-listing inspection for two reasons. First off, if something major did need to be replaced, I could list any newly replaced items as features, and factor the added value into my list price. The second reason is that where I used to live, buyers would often try to use the property inspection as leverage to renegotiate the purchase price.

One story I heard was about a buyer who demanded a $25,000 price concession due to some cracks in a sidewalk out front. The seller informed the buyer that the city maintained all the sidewalks and would repair the damage at no cost to the buyer, The seller refused the demand, and the buyer backed out when they failed to win the price concession. This sort of scenario was not uncommon back home.

Anyway, we listed the home and quickly received a very clean offer. Of course, the buyer sent their own property inspector out to prepare another report. The buyer’s inspection reported an issue with a temperature measurement that pointed to a possible problem with the A/C system. The seller requested that we hire a licensed AC contractor to inspect the system and make any necessary repairs (up to and including installing a new system, I presume.)

I was comforted by the fact that the Estey Home Inspection report showed this same measurement to be well within the normal operating range. After speaking with Don, I felt very confident the AC unit was fine. After relaying this to the buyer, it was decided that we would have a licensed AC contractor perform the measurement one more time to settle the tie.

I contacted Richard Kletty, the owner of All American Heating and Air Conditioning, and scheduled an appointment ASAP. All American Air Conditioning has maintained the system for us since we bought the home almost five years ago. Richard was kind enough to make time for us the very next day. (Thank you, Richard.) Richard checked over the system, made a new measurement, and pronounced the system to be in fine working order. Issue resolved!

Looking back on the situation, I am very glad that I had Don do the pre-listing inspection. Had I not, I would not have had much reason to doubt the 2nd inspector’s erroneous measurement. I am also fortunate that Richard and the guys at All American AC were able to drop everything and fit me in so quickly to keep our escrow on track.

It is easy to imagine that had it not been for Don Estey, and Richard Kletty, some AC guy from the yellow pages might have capitalized on my situation and yanked out a perfectly good AC unit and sold me a new one in order to complete my transaction.

  1. Stop closing vents

Central A/C systems are designed to balance and distribute air throughout the entire house. The cool air you think will come through the duct and out your register, simply stays in the duct. You’re essentially paying to keep your ductwork cool. This can also force the compressor to cycle more often and put more strain on your system. If you want to keep only part of your house cool, invest in an air splitter.

  1. Clean your air filter

The air filter does exactly what you’d imagine, it filters all the air that comes through the air conditioning system. This includes a lot of junk including, dust, dander, dog hair…and anything else floating around your house. It doesn’t take long for that filter to get pretty dense and prevent thorough air flow through your system. This makes your A/C unit work much harder to suck the air in to pump it back out to you. Do yourself and your electric bill a favor and clean or replace your air filter AT LEAST once a month.
